Maintenance Technician- Apartment Community, Granite Mountain

Job Duties:

This position along with the Maintenance Supervisor handles the service requests and general maintenance requests for an apartment community. Must be able to handle make-ready and grounds keeping/pool duties as assigned.

Reports to: Maintenance Supervisor / Community Manager

Supervises: None

Education and Training:

? High School Diploma or equivalent required; trade school preferred

Certifications:

? Freon Recovery certification Type I & II, or Universal? Certified Apartment Service Technician (CAMT)? Certifications in boilers, plumbing, HVAC (basic or advanced), journeyman license, use of fire extinguisher and first aid preferred.Must be able to diagnose compressors, appliance repairs, landscape irrigation, pool equipment, etc. Must have certification/permits required by the city or state to perform job responsibilities for pool operations.

Specific Skills/Equipment

? Key machine, leak detector, manifold gauges, spray paint rig, water heaters, propane torch (plumbing), sewer machine, AmiPro meter, charging cylinders, air conditioners, welding torches (A/C), steam clean/shampoo machine, sink machine, volt meter, boilers, appliances, hand tools.

Requirements:

Position requires a minimum of two years general maintenance experience and at least 6 months multi-family service request experience. Must be able to handle tile work, carpentry repairs, and all areas of apartment make ready tasks. Must be able to trouble shoot and repair HVAC equipment, plumbing systems, electronic systems, all major appliance repairs, pool spa equipment, landscaping irrigation, gates, phone jacks, etc.

Working Conditions:

Conditions on a regular basis will involve outdoor weather temperatures.Use of chemicals, such as cleaning, insecticides, and landscaping sprays will be involved in the normal daily tasks. Will be exposed to some low-level noise when using power tools. Hazards can be prevented with use of preventative safety equipment such as safety goggles, masks, and back belts.General safety training will be ongoing and MSDS sheets are required to be maintained on site.

Physical Demands:

Will be exposed to constant activity that requires intermittent standing, bending, crouching, pushing/pulling, and lifting/moving/carrying (light to heavy weight material/appliances/equipment, climbing ladders/stairs, and walking on rooftops. Requires manual dexterity sufficient to operate small- motorized equipment (i.e., repetitive hand/wrist, griping and elbow motion).Must have normal range of hearing, vision, color discrimination and depth perception for proper operation of machines and equipment.

Must be able to complete tasks wearing appropriate safety equipment (i.e., back belts, goggles, masks, gloves, etc.).

Typical Mental Demands:

Must be able to read and write in English at intermediate level to read diagrams, meters, instructions, and plans. Deals with standardized situations with occasional or no deviations from standard procedures. Requires public contact and excellent interpersonal skills.

Job responsibilities:

Maintenance Tasks:

Respond to resident/management requests and Service Request.Use service requests and schedules to establish priorities. Supervisor’s requests and emergencies should be top priority.Repair/replace any apartment material/maintenance requests within scope of management responsibility.During normal course of duty look for needed maintenance and liability hazards and repair/report to supervisor.Prepare vacant apartments for move-in.Review the make-ready board or take direction from supervisor determine action to be taken on apartments.Make all repairs/replacements necessary for apartment to be occupied.Apply touch-up paint as needed to apartment and area outside entrances.
